What is included in the monthly rent?
Your monthly rent covers all utilities (hydro, heating, water), high-speed fibre internet, access to every shared amenity (pool, gym, cinema, co-working lounge), concierge services, building maintenance, and your allocated parking. The only additional costs are optional add-ons such as premium pet services, extra storage, or private event bookings.
Are there any move-in fees or deposits?
We require a security deposit equal to one month's rent, which is fully refundable at the end of your lease provided the apartment is returned in good condition. There is also a one-time administrative fee of $350 that covers key fobs, smart-home account setup, and your welcome package. No hidden charges, ever.
What lease terms are available?
We offer flexible lease terms of 6, 12, or 24 months. Longer commitments come with a modest monthly discount — save 3% on a 12-month lease or 6% on a 24-month lease. Month-to-month extensions are available after your initial term at a slightly adjusted rate.
Is the building pet-friendly?
Absolutely. We welcome well-behaved pets in all residence tiers. A small monthly pet fee of $75 applies, which funds our on-site pet amenities including a grooming station, an indoor play area, and a fenced outdoor dog run. Breed restrictions may apply — please inquire with our leasing team for details.
Can I customize my apartment before moving in?
For One-bedroom suite and Penthouse residents, we offer a complimentary consultation with our interior design partner. You may select from a curated palette of paint colours, hardware finishes, and window treatment options at no extra cost. More extensive customizations can be arranged on a case-by-case basis for an additional fee.
